Before you make your trip to Kalkan, gather as much information as you can regarding buying property in Kalkan. There are many useful websites including our own that will give you an idea of the buying process and what to expect along the way. Kalkan is a very prestigious location therefore property in Kalkan can be more expensive than certain other Turkish resorts. It is also very popular and purchase prices as well as rental prices continue to hold or even increase. Don’t be afraid to contact people (most have UK numbers) and talk to people directly if you have any questions.
Do not consider buying from anyone other than a qualified real estate agent. There are many people who may try and offer you a ‘good deal’. Invariably it will end up costing you more. Do not be tempted!
Financial matters
Always ensure you know what your budget is before you start looking at properties, as this will help us locate the right property for you. If you are considering buying your Kalkan property with a mortgage in your home country, it is advisable you discuss your requirement with your mortgage advisor before you book your trip to Kalkan. As Turkish mortgages are available to foreigners, you may want to consider discussing your requirement with one of the banks in Kalkan. The process is very similar to that of the UK, but please see our mortgage section for more information.
As a general rule, you will only require around a 10% deposit to secure your chosen property. The remainder of your funds should be available upon completion of the sale about 2 – 3 months later. Off-plan projects are paid for in staged payments and normally a larger deposit is required.

Appointments Not Always Necessary
Our offices are open 7 days a week from 10am until 11.30pm during the summer so please feel free to call in and see us and discuss your requirements. We can then make an appointment to view suitable properties with you.
However, we appreciate you are probably trying to combine your visit with a holiday too! We therefore suggest, to speed things up, that you contact us in advance so that we can arrange to meet you and use your time the most productively. Remember too that during peak season many of our properties are rented as well as for sale so we do need a bit of time to organise viewings.
Arranging a Solicitor
The law in Turkey concerning buying a property does not require the purchaser to use the services of a solicitor. Included in our 3% fee (standard within Kalkan), is the drawing up of contracts and completing the sale process from start to finish. However, we would always advise people to seek independent legal advice prior to any purchase for complete piece of mind. We are happy to recommend a solicitor here in Kalkan.
Obtaining a Tax Number
Any property purchase in Kalkan requires the buyer to obtain a tax number from the tax office in Kas. If you already have a Turkish bank account, then you already have a tax number. If you don’t have a tax number we are happy to assist you with obtaining one.
