THE DESIGN
In the initial consultation, we will discuss with you all your design ideas in great detail so we gain a full understanding of your requirements. Once you are 100% happy with everything that has been discussed, your plans will then be drawn up by a local but top, professional Architectural team, who will incorporate all that was spoken about into making your dream home become a reality.
LAND
As soon as the land has been purchased, we will employ a Geological Engineer. They will carry out an in-depth survey of the area, carry out investigations to analyse the soil & rock depth, as well as the overall structure.
FOUNDATIONS
Before we begin construction, the land will be cleared & cleaned through before we can start to dig out the foundations. Once this has been completed, the Site & Building Engineer will work closely together to ensure that the property has the correct depth of foundation, which will guarantee a good, stable quality build. They will also take into consideration the type of land they are building on & the type of property which is going to be erected.
CONCRETE
We feel that it is better not to take any chances as safety is hugely important & therefore only use YC25 concrete mixers as these offer a much higher ratio of concrete to sand. We also take great care in sourcing the sand locally, which comes from the river beds & we ensure that it is thoroughly washed & cleaned through before use. During the build the concrete is reinforced using ribbed iron, which in turn will add additional strength to the structure & steel scaffolding is also erected to protect our employees & also, to give easy access to all levels during the construction period.
THE BUILD
We will only use special insulating terracotta bricks for our builds as these are double skinned, meaning a double layer of bricks. We also add additional insulation materials into our concrete as this helps to prevent cracks, movement & subsidence, which must be taken into consideration in Kalkan. All of the windows are double glazed, either being hard wood or UPVC but that is dependant on the style of property that is being built & when they are fitted they are insulated with expanding foam, which helps to prevent leaks & any external water damage. All of the interior & exterior plasterwork will be insulated as will the external paint & additional damp proofing will also be added to the exterior of the property to prevent storm damage & damp problems that may occur in the future. We use Wavina’s piping for all plumbing requirements as it is extremely durable & is very quiet. We use Aquatherm for all under floor heating & cooling systems & for all electrical requirements, we use Siemens electrical cable, wiring & boxes plus Viko plugs and switches. |

INTERIOR
With the help of the Architectural team & ourselves, we will work with you & offer advice on fixtures, fittings & colours schemes. We will help you to design a kitchen, which is not only functional but beautiful. Scavolini, Casa & Linea Décor offer top quality kitchen units & fittings. We also work with a highly qualified local cabinet maker, who has many years experience & offer’s a wide range of hand crafted kitchens in hard or soft wood designs. Polished marble & granite work surfaces & top quality chrome or enamelled fittings are used to enhance your design. In your bathroom, whether it is from natural stone baths, showers or basins to large wet rooms with fabulous sea views, anything is possible. Bedrooms can be designed with large open balconies, with hand crafted fitted or walk in wardrobes that can have the additional units to match. In the living area, we can create an open fireplace with visibility from every angle or a closed wood burner for the cooler winter evenings & bay fronted or double aspect windows, tinted glass or internal blinds are additional options to consider. Flooring can be a variety of natural stone whether it is plain, patterned, mosaic or you can even consider using Viko or Vitra ceramic tiles. We will also ensure that there is plenty of natural ventilation throughout the property and for your safety, we can offer the option of a built in fire & water sprinkling systems. From the classic to the ultra modern, simple to the most sophisticated, we can create whatever you have in mind.
EXTERIOR
We are also involved in designing comfortable outside living space’s, which will reflect on the style of the interior & this can be anything from natural stone terraces to professionally landscaped gardens that include shaded areas, which will enable you to make sure that you can enjoy your sea views to their best advantage. In regards to the swimming pool, again the style & size will again be your personal choice but as said before, during the build we take great care in using only insulated concrete from C25 mixers & Astral equipment. We use a system that creates a double layer of concrete with added water proof insulation, especially as leaking pools have been a big problem in Kalkan in the past & we want to ensure there is no possibility of this happening, so our design incorporates special water gullies & top quality water proof grouting. Glass, mosaic or ceramic tiling can be used for the decoration of the pool depending on which design you choose. Garaging and driveways can be built in with the design but is dependant on the size of the land. Solar Panelling is also widely available & not only for your water but also for hot & cold heating systems. With the use of the natural environment, they have helped make air conditioning units redundant & a thing of the past.
